Important: BenueHomes is not a real estate agency, landlord, or property owner. We do not buy, sell, or rent properties directly. We only provide a platform for property seekers and providers to connect.

2. User Responsibilities

By using our platform, you agree that:

• You are at least 18 years old and legally able to enter into agreements.
• You will provide accurate, truthful, and up-to-date information when making inquiries or submitting listings.
• You are responsible for conducting your own due diligence before entering into any transaction.
• You will comply with applicable laws, including property, tenancy, and contract regulations in Nigeria.

3. Role of BenueHomes

• We verify the authenticity of agents and property owners before publishing listings on our site.
• For the integrity of our platform, we serve as observers and witnesses to all transactions made between property seekers and providers.
• BenueHomes is not liable for disputes, losses, fraud, or damages arising from interactions between clients, agents, or property owners after introduction.
• Even with BenueHomes present as a witness during transactions, we serve only as a neutral observer or advisor and are not responsible for the outcome of the deal.

4. Optional Support Services

• Property seekers may choose to engage BenueHomes to assist with inspection, due diligence, or transaction supervision.
• These services are available at an additional fee, separate from listing or agent fees.

5. Payments & Fees

• Unless otherwise stated, payments for properties are made directly between the property seeker and the property owner/agent.
• Where BenueHomes facilitates or witnesses a transaction, all payments must be made through BenueHomes’ official channels.
• BenueHomes may earn commission or service fees from agents, owners, or clients, as disclosed in specific cases.

6. Disclaimer of Liability

• BenueHomes does not guarantee the accuracy, completeness, or availability of any property listing.
• We are not responsible for:
  • Misrepresentation by agents or owners.
  • Property defects, disputes, or tenancy issues.
  • Losses, damages, or fraud resulting from transactions.
• Clients are strongly advised to ensure due diligence and, where possible, request BenueHomes to witness the transaction.
• Clients are also advised to report any suspicious activity, fraudulent listings, or misconduct to Benue Homes immediately.

7. Intellectual Property

All content on BenueHomes (including listings, images, text, and design) is owned by BenueHomes or its licensors. Users may not copy, reproduce, or distribute our content without permission.

8. Termination of Access

We reserve the right to suspend or terminate any user’s access to the platform, including agents and property owners, if they:

• Provide false or misleading information.
• Attempt to bypass our processes or defraud others.
• Violate these Terms and Conditions or applicable laws.

9. Third-Party Links

Our website may contain links to external websites or resources. BenueHomes is not responsible for the content, privacy practices, or transactions on third-party platforms.

10. Limitation of Liability

To the maximum extent permitted by law, BenueHomes shall not be held liable for:

• Indirect, incidental, or consequential damages.
• Loss of profits, opportunities, or goodwill.
• Any disputes between property seekers, agents, and property owners.

11. Amendments

12. Governing Law

These Terms are governed by the laws of the Federal Republic of Nigeria. Any disputes shall be subject to the jurisdiction of courts in Benue State.
