Operating rules for BenueHomes agents

These Agent Terms explain how agent levels, listings, upgrades, verification, pricing, and platform moderation work on BenueHomes. They apply in addition to the general Terms and Conditions.

1. Scope

By applying for or operating as an agent on BenueHomes, you agree to these Agent Terms, the general Terms and Conditions, and any platform rules shown inside your account.

BenueHomes may approve, reject, suspend, ban, limit, review, or remove agent access where needed to protect users, prevent abuse, or maintain listing quality.

2. Agent Levels and Current Limits

BenueHomes uses agent levels to balance ease of onboarding with trust, verification, and operational control. Current limits are shown below.

Agent limits, upload allowances, Easy Upload quotas, price caps, analytics access, video upload access, and automation privileges may be adjusted regularly to suit operational needs, safety requirements, fraud prevention, infrastructure capacity, or business policy.

3. Verification and Upgrades

Level 1 may be available with basic information, while higher levels may require proof of identity, NIN or government identification, selfies, business details, address information, or other verification documents.

  • Verification documents must be accurate, current, and lawfully submitted.
  • BenueHomes may request additional information before approving upgrades.
  • Rejected upgrade requests may be subject to a waiting period or repeat-rejection limits.
  • Submitting false, misleading, forged, or third-party documents may lead to suspension, ban, or report to authorities where appropriate.

4. Listing Obligations

Agents must only submit properties they are authorized to advertise. Each listing should include truthful descriptions, accurate pricing, correct purpose, appropriate location details, and media that belongs to the agent or is lawfully permitted for use.

  • Agents must not upload fake, duplicate, stolen, misleading, or unavailable properties.
  • Agents must keep property availability current and reconfirm availability when required.
  • Agents must not include private contact details, unrelated promotional text, or misleading claims in listing descriptions.
  • BenueHomes may edit, reject, unpublish, or remove listings that fail review or harm user trust.

By uploading property photos, videos, descriptions, or other media to BenueHomes, agents confirm they have the right to submit that media and grant BenueHomes permission to use, adapt, publish, distribute, promote, and display it on or outside the BenueHomes platform. This may include marketing, advertising, expanded property distribution, social media, partner collaborations, promotional campaigns, and other marketplace visibility efforts.

5. Pricing, Duplicates, and Lower-Price Matching

Agents are expected to list properties at truthful and current prices. Price discounts may be applied according to platform rules, while price increases may require review and justification.

Rent listings are currently advertised without a BenueHomes commission charge to agents. For successful property sales, BenueHomes may charge agents a 2% platform commission unless a separate written agreement applies.

If another agent advertises the same property at a lower price, BenueHomes may notify the existing agent and give them up to 3 days to meet the lower price. If they do not, BenueHomes may proceed with the lower-priced listing and make the higher-priced duplicate unavailable.

Duplicate detection, image matching, user reports, and admin review may be used to protect users from confusion, inflated pricing, and repeated listings.

6. Availability and Moderation

Properties may require periodic reconfirmation. If a property is not reconfirmed within the applicable time, it may be marked unavailable or deleted.

Admin-marked unavailable listings may not be resubmitted by agents unless BenueHomes permits it. Agent-marked unavailable listings and system-expired listings may follow the resubmission or reconfirmation flow shown in the app.

7. Easy Upload and Automation

Easy Upload helps agents submit property details from raw descriptions and media. BenueHomes may use automation tools to normalize submissions, prepare draft listings, or route listings for admin review.

  • Automation does not guarantee approval or publication.
  • All automated results remain subject to agent limits, duplicate checks, safety checks, and admin policy.
  • Agents remain responsible for the accuracy of any property submitted through Easy Upload.

8. Changes to Agent Terms and Limits

BenueHomes may update these Agent Terms, agent levels, limits, quotas, verification requirements, pricing rules, moderation policies, and automation rules from time to time.

Continued use of agent features after changes means you accept the updated Agent Terms.

9. Contact and Complaints

If you believe a moderation, suspension, rejection, pricing, or duplicate-listing decision was taken in error, contact BenueHomes support.
