Property Owner Terms and Conditions
These terms apply when an individual property owner advertises directly on BenueHomes, either through self-service listing access or a BenueHomes-managed advertising lead.
Self-service owner listings
Approved property owners may receive a limited listing slot after inspection or verification. The first approved access is intended for one property only unless additional owner slots are purchased through an available plan.
Owner-submitted properties still pass through BenueHomes review before publication. BenueHomes may reject, remove, or request correction of any listing that is incomplete, misleading, duplicated, unsafe, or not verifiable.
Managed advertising
If you ask BenueHomes to handle advertising, your submission is treated as a lead. Staff may contact you, schedule inspection, collect missing information, and decide whether the property can be onboarded.
Commission
For property owner transactions, BenueHomes may charge 10% commission on rent and 5% commission on sale. The owner pays half and the buyer or renter pays half unless BenueHomes agrees otherwise in writing.
Accuracy and availability
You are responsible for the truthfulness of all property details, ownership claims, prices, availability, and documents supplied to BenueHomes. If a property is no longer available, you must mark it unavailable or contact support promptly.
BenueHomes is a marketplace and verification platform, not a legal guarantor, escrow provider, or property owner.
Property media usage
By uploading or supplying property photos, videos, descriptions, or other media to BenueHomes, you confirm that you have the right to provide that media and grant BenueHomes permission to use, adapt, publish, distribute, promote, and display it on or outside the BenueHomes platform. This may include marketing, advertising, expanded property distribution, social media, partner collaborations, promotional campaigns, and other marketplace visibility efforts.
