The rules for using BenueHomes safely and responsibly

By creating an account or using BenueHomes, you agree to comply with these Terms. If you do not agree, please do not use the Platform.

1. About BenueHomes

BenueHomes is a digital real estate marketplace designed to connect property buyers, renters, landlords, agents, and property owners.

BenueHomes primarily acts as a facilitator and marketplace platform, helping users discover, advertise, and connect regarding property opportunities.

2. Eligibility

To use BenueHomes, you must:

• Be at least 18 years old
• Provide accurate and truthful information
• Have legal authority to enter agreements
• Comply with applicable laws and regulations

We reserve the right to suspend or terminate accounts found to contain false, misleading, fraudulent, or unauthorized information.

3. User Accounts

When creating an account, you agree to:

• Provide accurate registration details
• Maintain updated information
• Keep your login credentials secure
• Accept responsibility for activities under your account

Users are responsible for maintaining account security. BenueHomes will not be liable for unauthorized access caused by negligence.

4. Property Listings

Users may upload properties for sale, rent, or lease. By listing a property, you agree that:

• Information provided is accurate and not misleading
• Images and descriptions belong to you or are legally permitted
• Pricing and availability are truthful

BenueHomes reserves the right to remove, suspend, reject, or edit listings that are misleading, fraudulent, contain false pricing, include prohibited content, violate laws or platform rules, or harm user trust and safety.

5. Platform Role and Liability Disclaimer

BenueHomes serves only as a technology platform connecting users. BenueHomes does not guarantee:

• Property ownership authenticity
• Property condition
• Availability of listed properties
• Accuracy of user claims
• Successful completion of transactions
• Payment recovery in disputes

Users are solely responsible for conducting inspections, verifying documents, confirming ownership, seeking legal advice where necessary, and exercising caution before payments.

All transactions are conducted at users' own discretion and risk.

6. Payments and Fees

BenueHomes may charge fees for premium listings, featured property promotions, subscription services, advertising packages, and commission-based services where applicable.

All payments made through the Platform may be processed through third-party payment providers. BenueHomes reserves the right to modify fees at any time.

Unless required by law, payments made are generally non-refundable.

7. Off-Platform Transactions

Users are encouraged to maintain communication and transactions within the Platform where possible.

BenueHomes shall not be responsible for disputes, scams, fraud, losses, or damages arising from private agreements or off-platform dealings between users.

Any arrangement entered outside BenueHomes is solely between the involved parties.

8. Prohibited Activities

Users must not:

• Upload misleading or stolen property images
• Engage in fraud, scams, or deceptive practices
• Harass or abuse users

Violation may result in account suspension, listing removal, permanent ban, and reporting to authorities where necessary.

9. User Verification

BenueHomes may verify users, agents, or property owners.

Verification does not guarantee legitimacy or trustworthiness, and users should still conduct independent due diligence.

10. Intellectual Property

All BenueHomes branding, logos, content, software, designs, and intellectual property belong to BenueHomes unless otherwise stated.

Users may not copy, reproduce, modify, distribute, or exploit platform content without permission.

Users retain ownership of property images and listing content they upload but grant BenueHomes permission to display, market, and distribute such content on the Platform.

11. Account Suspension and Termination

BenueHomes may suspend or terminate accounts that violate these Terms, engage in suspicious activity, cause harm to other users, or breach laws or regulations.

We may remove listings or restrict access without prior notice where necessary.

12. Limitation of Liability

To the fullest extent permitted by law, BenueHomes shall not be liable for:

• Fraudulent transactions
• Property disputes
• False property claims
• User misconduct
• Lost profits
• Data loss
• Service interruptions

Users agree that platform use is at their own risk.

13. Indemnification

You agree to defend, indemnify, and hold harmless BenueHomes, its owners, employees, affiliates, and partners from claims, damages, disputes, liabilities, or expenses resulting from:

• Your listings or uploaded content
• Your interactions with other users
• Violation of these Terms

14. Service Availability

BenueHomes does not guarantee uninterrupted or error-free availability.

We may suspend, maintain, modify, or discontinue parts of the Platform at any time.
